I didn't know that the regs required fire resistance if windows are close to the boundary but apparently they do having just looked it up in Part B of the Building Regs. You are allowed a certain amount of "unprotected area"(windows or doors) that rises as the distance from the boundary increases. If you exceed this area the exterior doors or windows have to be fire rated. As heat develops within the source area, pressure within the enclosed room begins to build relative to the pressure outside. Once the fire reaches equilibrium in the positive pressure zone, smoke, hot gases and flames are forced through any openings in the door or window assembly.
